Overview & Challenges
Kidder Mathews is a commercial real estate brokerage company that has multiple offices throughout the West Coast. I am located in the Orange County office in Irvine, CA. The Irvine office has real estate agents/brokers that specialize in various types of real estate that I help with their marketing. The specialties the brokers focus on include industrial, office, retail, land, investment, multifamily, biotech/life science, and tenant representation.

We support all of the brokers/real estate agents individually because each broker is technically their own separate business. This results in working to create proposals and marketing materials for each individual broker and brokerage teams.

I received a title change from Marketing Assistant to Marketing Coordinator at the beginning of 2022.
My Contributions
I have worked on creating proposals and marketing materials for both major and local commercial real estate brokerage project requests (e.g. flyers, offering memorandums, maps, presentations, proposals, social media posts, eblasts, website content, event preparation, document formatting, financial presentations, customized templates).

Corporate and in-house marketing projects I worked on include: updated corporate research market reports, worked on major marketing and proposal projects, helped with updating vectorized maps to current brand styles, company event marketing and information materials, develop templates (e.g. social media, flyers, presentations, proposals), custom icons for unique clients, and project production reports.

Marketing Assistant to Marketing Coordinator start of 2022. Marketing strategy, graphic design, and project management for proposals and marketing materials in national and local commercial real estate brokerage (e.g. flyers, offering memorandums, maps, presentations, proposals, social media posts, eblasts). Custom Vector Maps

Helped update and create new vector maps for anyone in the company to use in their projects instead of using the flat image maps from Regis Online for regions and areas that the brokers are usually focused on. I helped update the majority of the vector maps we have for California (Bay Area, Los Angeles County, Inland Empire, Orange County, San Diego County).

Problem: Kidder Mathews at the time did not have many vector maps of the Southern California area. Some of the vector maps they had also had inaccuracies and inconsistent styles. The most requested vector map that Kidder Mathews did not have at the time yet and considered as a priority to create first was a map of Downtown Los Angeles. The Downtown Los Angeles map would be the first type of map of its kind that Kidder Mathews would create because all of the other maps at the time were zoomed out that only showed freeways and did not show local streets.

Solution: I used Regis Online as a reference as requested by the corporate marketing team to create a detailed vector map of Downtown Los Angeles. I exported the maps from Regis Online and traced them using Adobe Illustrator. I took the company brand guidelines at the time for maps and site plans to use as a reference to create this map. Each element was separated into different layers for future changes such as a rebrand or if a project called to hide something such as the neighborhood labels.

Below is a map of Downtown Los Angeles that I created from scratch following Kidder Mathews 2019 branding (colors, size relationships, label styles). The map was organized for easy editing, modification for different projects, and future updates/rebrands.

Photo Gallery Flyer

The broker that requested this wanted to have a brochure/booklet layout design that would have the capability to show off the high quality photography that this broker usually has for most of the properties they list for sale or lease. I was one of the designers that developed this flyer template that showcases photos of the property.

Problem: Kidder Mathews did not have an established template and no previous custom projects that fit this format. The layout design also needs to keep in mind that it will be used for future projects for this broker in situations where they invest in as much strong photography as they did for the initial project that called for this custom request. The photo gallery flyer would also require approval from the corporate marketing team to make sure it fits their internal criteria for the overall branding.

Solution: I created a photo gallery flyer template that was easy to update using Adobe InDesign. Everything is easy to update including the QR code that uses InDesign's built-in QR code tool. The photos are placed within a grid that could be easily adjusted for different photos. As a result of Kidder Mathews also sometimes asking other staff to help when there is a high volume of projects, I had to make sure that the base template for this would be easy for drag and drop, but also is open for easy customization for future projects.

Custom Proposal/Presentation Calendar

A real estate broker/agent requested a customized calendar that would show the potential client a visual overview of the services they receive and the process they would use to accomplish what the client wanted to do.

Problem: The corporate marketing team did not have a template for this, so I was tasked to work on creating a new format that would be simple to update the months while also using parts of the brand guidelines. There is also a limited set of brand colors to use and there would need to be a solution for this constraint as the corporate marketing team requested us to keep it brand colors only.

Solution: I used the table brand styles to make the calendar in Adobe InDesign, the map legend style to show the different strategies/services, and most of the brand colors to show the different services/tasks. I ran out of brand colors and started to use outlined circles instead of filled circles for the extra strategies on the calendar. This calendar was successful because most of the clients this real estate agent was connected with are clients that might not know specific real estate processes and terms. The calendar helped them visualize the process and made it seem easier to understand. The calendar was also beneficial as it tells the client how thorough our team is when it comes to visual communication. The custom calendar timeline I made was ideal for their presentations as they could point out patterns in what the potential client could expect during the whole process.

Offering Memorandum with Limited Content

Problem: An offering memorandum formatted for single page printing and viewing on electronic devices made for a real estate agent that wanted to focus on some unique parts of the property. The challenge was the limited amount of photos and there was was request from the client to feature photos that showed people filling the property to show it could get busy.

Solution: I customized pages to showcase unique aspects of the property such as a page that highlights a nearby historic street and an easy walk/drive to the pier by using a drone photo with a dark overlay, cutouts, and labels to visually highlight this fact.
